KANSAS CITY, Mo. (KCTV) - The Negro League Baseball Museum expansion project is growing with two developers promising to bring a 100-unit hotel on top of that expansion and up to 200 apartments next door to it.

The project will be located at 18th and Paseo, just north of the YMCA, which will become the Buck O’Neil Education and Research Center.

Negro League Baseball Museum President Bob Kendrick called it the ideal place for expansion.

“It was that very building that Andrew “Rube” Foster led a group of eight independent black baseball team owners into a meeting,” Kendrick said. “Out of that meeting on February 13, 1920, they walked away having established the Negro National League, the first successful organized black baseball league in the country.”

The museum itself is not moving, but they are calling the expansion a campus that will reside on 2.8 acres of parking lots between Paseo and Grove Street.

Back in 2023, the museum announced its intention to grow with a 30,000-square-foot facility that Kendrick estimated will cost between $25 and $30 million.

“It firmly celebrates our complete commitment to this area, Buck O’Neil would roll over in his grave with the thought of us moving this museum somewhere else,” Kendrick said. “We get to look ahead to continuing to try and increase the vibrancy of this great community known as 18th and Vine.”

The developers partnering with the museum are Grayson Capital LLC and Corbella LLC. Grayson’s Founder and CEO Michael Collins said the hotel would go on top of that expansion.

Kansas City's Negro Leagues Baseball Museum will pair a state-of-the-art new location with adjacent projects in partnership with two local developers.

The museum announced Tuesday that it will partner with Grayson Capital LLC and Corbella LLC for a visionary campus on 2.8 acres of surface parking and vacant land southwest of 18th Street and The Paseo. The campus will start with an expanded 30,000-square-foot museum facility, just north of the Buck O’Neil Education and Research Center in the historic Paseo YMCA, where Andrew "Rube" Foster established the Negro Leagues in 1920.

The Negro Leagues museum will anchor the 18th & Paseo campus as a destination with artifacts, immersive exhibition and program space. It also will feature an event rooftop deck, event space, expanded retail space, museum store and café. The museum in May 2023 announced plans to triple its current space — in a building shared with the American Jazz Museum at 1616 E. 18th St. — and launched a $25 million capital campaign called Pitch for the Future.

Next to the new facility, the campus will include a 100-key premium hotel, to be designated as the official hotel of Negro Leagues Baseball Museum. The hotel is planned with premium event and conference space and dining options. It also will incorporate artwork, artifacts, interior design features and curated programming that, together with the museum, will further tell the story of the Negro Leagues, its teams and ballplayers.

Rounding out the campus is a new mixed-income apartment development with as many as 200 units southeast of 18th Street and Lydia Avenue. The Kansas City Council in December approved a development agreement with Grayson and Corbella for at least 150 apartments and about 12,500 commercial square feet in two phases on about 2.6 acres of city-owned surface parking. CEO Michael Collins leads Grayson, and Bryan Dennie leads Corbella.

On the whole, the campus promises to enhance cultural, entertainment, residential and transit offerings in the historic 18th & Vine Jazz District. Project partners foresee significant economic and cultural benefits from the more than 162,000 projected annual visitors to the museum, research center and hotel.

"This project is more than just a development, but a visionary experience that pays tribute to the resilience and spirit of the Negro Leagues and the historic 18th & Vine district," Bob Kendrick, president of the Negro Leagues Baseball Museum, said in a release.

The campus team will announce additional project partners in the next few weeks, as well as project designs in the near future. Collins said in an email that the Negro Leagues museum would be built ahead of the hotel and apartments, with those uses potentially being built at the same time, if permitted by construction staging and the site's density. Environmental remediation also is needed for part of the city's surface parking, owing to a past Circle K gas station.

University Hospitals Opens Health Campus in Amherst

March 20, 2024

By Macie Jepson

AMHERST, Ohio – The new University Hospitals Amherst Beaver Creek Surgery Center (UHABC) is now open to better serve residents in Lorain County. With the additional opening for the new UH Amherst Health Center on the same campus in May, UH is committed to providing state-of-the-art medical and surgical specialty services and other ancillary services in a convenient location.

“As healthcare providers today, it is up to us to make sure that we offer the highest-quality care in the communities where our patients live,” said UH Chief Executive Officer Cliff A. Megerian, MD, FACS and Jane and Henry Meyer Chief Executive Officer Distinguished Chair. “Patients are near their family and friends, who offer the help they depend on as they recover. And of course, we know people enjoy the comfort of their own beds. We could not have done this without the support of both local physicians and investors, including our physician-investors who all helped make this possible.”

The UH Amherst Beaver Creek (UHABC) Surgery Center is a joint venture between University Hospitals, NueHealth, and key local physicians with Foundation Medical Group.

“This state-of-the-art center offers a specialized option for outpatient surgical care—one that is focused on quality, innovation, and careful attention to individual patient needs,” said NueHealth Chief Executive Officer Whitney Courser. “We expect that UH Amherst Beaver Creek Surgery Center will become a preferred regional destination for personalized and cost-effective healthcare.”

“This joint venture is an investment that furthers the great work our providers have been doing in the Lorain County community for many years. This venture is also an investment in convenient and high-quality care once solely offered in the hospital setting,” said Brian Monter, MSN, RN, MBA, Chief Operating Officer, UH West Market.

Six recovery-focused suites will be located in the same building as part of the Muve Orthopedics program, a clinically proven value-based care delivery model for ambulatory surgical centers offered by ValueHealth. The UHABC Surgery Center will focus on orthopedic, spine and ENT-related surgical procedures.

In addition to the ambulatory surgery center, the new UH Amherst Health Center will include a medical office building which will house physicians and other providers in a variety of medical and surgical specialties.

Grayson Capital takes early development step for new 18th & Lydia apartments

Grayson Capital project — 18th & Lydia/Paseo

Kansas City plans to sell two surplus parking lots at 18th Street and Lydia Avenue, and 18th and The Paseo, to Grayson Capital LLC for phased development with apartments and retail.

Kansas City and a local builder will start hashing out terms for a phased project that could introduce close to 200 apartments near the 18th & Vine Jazz District.

The City Council last week gave City Manager Brian Platt 90 days to negotiate a development agreement with Grayson Capital LLC and Corbella LLC to build apartments and retail space on respective city-owned parking lots southeast of 18th Street and Lydia Avenue, and southwest of 18th and The Paseo.

The first project phase could entail 144 to 198 studio, one- and two-bedroom apartments, ranging from 500 to 900 square feet, on 1.8 acres, according to a city presentation. Grayson CEO Michael Collins on Monday said his group targets the higher end of that range, at 195 units, 20% of which would be reserved for renters earning up to 60% of the area's median family income (MFI). The complex would have 5,000 square feet of amenities and 120 to 154 parking spaces.

"Our goal is to make all of these (units) affordable as much as possible for everyone who desires to be in the area, and we think we're going to have a very good product for people who really want to be here," Collins said. "We want mixed-income communities. We don't want siloed communities in any of our developments."

This site map shows concepts by Grayson Capital LLC for 144 apartments and 12,400 square feet of retail space on city-owned parking lots at 18th Street and Lydia Avenue, and 18th and The Paseo.

DRAW ARCHITECTURE + URBAN DESIGN

The second phase is further down the road because the site needs environmental remediation, which Collins said stems from past gas station operations. The process is expected to take two years, according to the city. Concepts involve 12,400 square feet of retail on the 0.75-acre site, and Collins said additional multifamily has not been ruled out, though its design would need to account for traffic at the intersection of 18th and The Paseo.

The second phase site also is located just north of a 0.2-acre lot where the Negro Leagues Baseball Museum last month launched a $25 million capital campaign for a potential 30,000-square-foot expansion. Collins said that proximity lends itself to future partnership opportunities with the museum.

"We're doing the work to make sure that what our project is and what theirs are are not only accretive to each other, but also ... helpful in the nature of the design and the aesthetic at the hard corner of 18th and Paseo," he said. "Those are very significant pieces to get right, and that will include significant engagement between the two (parties) as well as engagement of the community."

Grayson's apartment community is planned with transit-oriented components, such as bike share and rideshare services, and a parking ratio under 1:1. It contemplates a shared parking arrangement with the Full Employment Council, which currently uses the phase two lot.

The proposed development is expected to include an incentive request to the Economic Development Corp. of Kansas City. The project also looks to receive equity investment on account of its location in the city's Paseo Gateway Opportunity Zone, according to city materials.

The upcoming development agreement will call for the city to sell Grayson its properties for their appraised value — $603,700 altogether as of this year — the city's presentation shows. The developer then would be required to start construction within 90 days of purchasing the sites and finish work within 30 months.

Grayson plans a different $47 million, 190-apartment complex called The 15 at 1525-1531 Holmes St. in the East Crossroads Arts District. The developer also is looking at multifamily projects in the Austin and Dallas metro areas.

After completing the acquisition in December 2022, Collins took over as the CEO of Monument. The will continues to serve its clients as Monument Healthcare Development, a Grayson Capital Company.
